America preserves its character of immigrant and suburban Nation but too many changes have occurred in neighborhoods and ordinary life of people. Downtown rehabilitation, sprawling and the transformation of suburbs are the main problems that local authorities are facing with; new forms of land use regulations and zoning appear to be indispensable to cope with them.
